Residents, City and Developer Collaborate on Win-Win Solution

Collaboration is alive and well in Harrisonburg. Chatham Square, a new development of 38 single-family homes now underway at Route 33 and Betts Road, is the result of negotiations and discussions between the City of Harrisonburg, a local developer, and members of a property owners' association.
About two years ago, the City considered a request for rezoning to allow construction of a Holiday Inn Express on the property. Burns Earl, president of the Fairway Hill Property Owners' Association, said that local residents opposed the rezoning and wanted the City to stay within the original intent of its comprehensive plan.
Ultimately, the City did not grant the hotel zoning request, but decided to allow higher residential density, giving developer Bobby Beck more options for lot sizes on the property. Chatham Square's single-family homes are somewhat downsized, but have many luxury amenities.
The outcome was a satisfactory compromise for all parties involved, and a good example of fair consideration for the rights of multiple interests in the use of property in Harrisonburg.
